Warehousing and distribution is the physical inventory layer of Singapore's supply-chain hub — the storage, order fulfilment, cross-docking and last-leg distribution that sit between the port and the customer. Demand is structural and, increasingly, automated: Singapore's third-party-logistics market was worth roughly US$5.76 billion in 2025 and is forecast to grow to about US$7.2 billion by 2031, with value-added warehousing, e-commerce fulfilment and life-sciences storage the fastest-growing segments (each around 5% CAGR). The country's land scarcity has pushed the format vertical: purpose-built multi-storey ramp-up warehouses and high-bay automated storage-and-retrieval systems (ASRS) are now the norm, and the sheds themselves are largely owned by logistics REITs (Mapletree, ESR, Frasers) and leased to the operators who run them — a distinction the record must hold, because the Index records the operators, not the landlords.

The buyer reads a warehouse operator on footprint and format (multi-storey ramp-up, floor loading, ASRS/automation), specialisation (ambient, chemicals/dangerous-goods, bonded/free-trade-zone, temperature-controlled, high-value/vault), technology (WMS, e-commerce fulfilment, robotics) and network (whether storage connects to the operator's own transport and forwarding).
