Capability
Facade engineering and installation in Singapore
Design, supply and installation of building envelopes — curtain walls, cladding, glazing and rainscreen systems — that seal a structure against weather, wind and heat. Buyers assess wind-load and water-tightness testing, thermal performance and installation record against building height and envelope area.
Facade engineering is Singapore's highest-stakes design-build envelope trade: the building skin is engineered, fabricated and installed as a single performance system, and on high-rise work the dominant method is now the unitised curtain wall — factory-assembled storey-height panels craned and clipped onto the structure, displacing the older stick system built piece-by-piece on scaffold. Buyers are main contractors and developers, and they screen suppliers on a consistent stack: proven unitised-facade capacity, in-house facade-engineering and design-build depth, performance testing for water-tightness, air-infiltration and structural/wind load (ASTM/AAMA mock-up regimes), and a landmark project track record. The gating credential is BCA's Contractors Registration System: curtain-wall and cladding contractors register under workhead CR16 (Curtain Walls) — a specialist trade, not a general-building line — where the grade (up to L6) sets the tender-value ceiling, so the "largest" players are those holding high-grade CR16 alongside genuine unitised fabrication capacity (measured in m²/month) rather than trading-and-install shops.
The market splits three ways. At the top sit the multinational facade specialists with Singapore operations — Permasteelisa (active in Asia-Pacific for decades; the Moncler facade at Marina Bay Sands) and the large Chinese engineering groups Yuanda and Jangho, whose Singapore entities deliver the super-tall unitised towers, plus German-origin Mero. Beneath them is a deep bench of local CR16 aluminium/facade contractors — Positive Engineering, GTM Aluminium, Sierra Facade, AGL Facade Systems, Jater International, Uni-Flex, Linga Engineering and Minhawk — most designing, fabricating and installing in-house from Tuas/Jurong plants. A third layer of facade consultants and envelope engineers (Aurecon, Arup, Meinhardt and specialists such as Stellar Structures) sets the performance spec that contractors build to. Three shifts define demand: the pipeline of super-tall and high-rise towers (CapitaSpring, Marina Bay, South Beach) that only unitised systems can clad; the push toward green and biophilic facades (integrated planting, high-performance Low-E glass, ETTV/Green Mark thermal targets); and a decisive move to DfMA unitised prefabrication, driven by Singapore's site-manpower constraints and BCA's buildability agenda — the trades that own factory capacity win the towers.
