One contract, five phases
The core offer is design and build: a single contract that carries an office interior from feasibility survey through design concept, design development and confirmation, coordination and project management, to completion and handover. OSCA quotes six to eight weeks for smaller projects and several months for larger ones; its published programmes run from five weeks for a 1,900 sq ft office to twenty-two weeks for 30,000 sq ft.
The same disciplines are sold unbundled. Design consultancy — workplace strategy, spatial planning and design direction — is offered as independent advice, held apart from any construction contract. Project management is available as a separate line for occupiers who want timeline, budget and stakeholder control without handing OSCA the build. Joinery in-house, care after handover
Two arms distinguish the delivery model. OSCA Craft is the in-house joinery unit: custom furniture, reception and feature counters, cabinets and wall panels, shelving and partition systems, ceiling and architectural details, built by the firm's own artisans and reserved exclusively for projects OSCA designs or delivers. Keeping the millwork inside the contract keeps the quality of the most visible surfaces — the reception counter, the boardroom wall — under the contractor's own control.
OSCA Care extends the relationship past handover: minor defect repairs, realignment of hinges, doors and drawers, mechanical, electrical and plumbing touch-ups, repainting and patching, and preventive maintenance inspections, available only to existing OSCA clients. For an occupier, the practical meaning is that the firm that built the office is the one that answers when something in it breaks.

The headquarters is at Aperia (The Annex) on Kallang Avenue in Singapore, with branch offices at Menara Suezcap 1, KL Gateway, Kuala Lumpur and The Hive Villa in Ho Chi Minh City.
